Good & Fast Home Inspectors For Stratford CT

I can’t tell you the importance of a good and efficient home inspector. I don’t think I have to explain to you why a home inspection is so important. I do want you to understand why I only recommend one or two inspection companies to you and it’s not because I take kickbacks. I stand to lose a lot more than a couple envelopes with a hundred bucks in them if you have a bad inspector. Here’s why.

Setting The Home Inspection Appointment

Let’s start at the beginning where all inspectors are good. Setting up the initial appointment. They all answer the phone and are quick to schedule an appointment with you to inspect the property. They all want to show up and take your money. It’s what they do after getting to the house and then leaving the home that is so important.

The Actual Inspection In Stratford Or Beyond

The second time you interact with your inspector is at the actual home inspection. If your home inspector is there for anything less than 40 minutes be wary unless the house is 600 s.f. It really should take well over an hour for most houses. There are so many things that should be touched, pushed, pulled, opened, and inspected. They should be crawling into every nook and cranny of the house inside as well as outside. If your inspector is running around as fast as he can looking quickly at stuff than throw him out of the house.

The Inspection Report

After the inspector leaves your potential new house his job is far from over. As a matter of fact it has only just begun. Now it’s time for him to write you report. This report is the most important thing the inspector does. Here’s why:

There’s a time limit on how long the seller will wait before you are allowed to view the report and make a decision based upon it. Usually it’s about five business days. Guess how long the last inspector whom was from Stratford took to submit a report.

Seven business days!? I did not refer that client to him and he will never get another shot from my clients. If his name comes up in conversation I will do everything I can to remove him from the equation.

You don’t want to have to wait this long. Fortunaltely, in this situation it did not matter because we knew we were getting into an "as is" bank owned property here in Stratford. We ordered the inspection just to be sure we weren’t missing anything catastrophic.

Don’t be a victim of a poor inspector here in Stratford or anyplace else in Fairfield County CT. Use who your agent recommends for the home inspection. They recommend people that they know do a good job and will not jeoropodize your purchase.

Wow, I guess you had many bad home inspectors in the past.

Here what I do……

My inspections are at a minimum of 1.5-2 hrs for a 500 S.F. condo (about 3 rooms plus utilities). My inspections usually last about 3 hrs for a 2000 S.F. (simple 1 story house with a full basement). Then it could take more depending if the buyer is with me and has questions (highly recommend that you stay by me during the inspection).

All of my home inspections are done to the Home Inspection of American, Inc. standards. They exceed the state of Connecticut standards and others such as ASHI, NACHI, etc.

As such you get a 3+ page summary report plus a 40+ inspection report. This report is available the next day via email, fax, download or hand delivered to you. The actual report is mailed the next business day.

Free consulting services is available. This will allow the buyer to ask me any additional questions after they have read the report.

I offer other additional services to make sure of what you buying, such as wood destroying insect inspections, radon, septic, water testing, etc.
